Multi-million dollar lawsuits and high-profile celebrity defendants have helped make “mold” a much-feared household word in the real estate industry since 2000. Undetected – or worse, undisclosed -- mold growth has been blamed for an increasing number of respiratory diseases or ailments, and mold complaint litigation against home sellers, brokers and their agents, and home insurers has grown substantially. Jeremy Conaway, a well-known consultant to state and local Associations of Realtors, in June 2003 told a Philadelphia audience that “mold is an upcoming epidemic” that threatens brokers’ Errors and Omissions insurance coverage and must motivate them to undertake in-house risk management.
“The Fungus Among Us” examines the truths and rumor-spread myths about mold, its potential for danger, ways to eliminate it, and how to disclose mold remediation to parties involved in a real estate transaction. It focuses on state and national court decisions, on best practices described by air quality experts, and on common-sense actions that should be part of every agent’s to-do list as a transaction progresses toward closing.
This is a half-day course. It fulfills 3-1/2 hours of the 14 hours of
mandatory continuing education (MCE) required by the Pennsylvania State Real
Estate Commission for salesperson's or broker's license renewal in the
2002-2004 renewal period.
