For all New Jersey real estate license holders, staying compliant with continuing education (CE) requirements is crucial for license renewal. The deadline for completing your CE courses for the current licensing cycle is **April 30, 2025**. All actively licensed Brokers, Broker-Salespersons, and Salespersons are mandated to complete 12 hours of continuing education every two years. Out of these, at least 6 hours must be in core topics, which include a minimum of 2 hours in Ethics, 1 hour in Fair Housing & NJ Law Against Discrimination, and 1 hour in Agency. The remaining 6 credits can be from elective courses or additional core topics. Remember, if you fail to meet this deadline, a $200 late fee applies for credits submitted between May 1 and June 30, 2025. Failing to complete the requirements by June 30 will result in your license expiring, requiring you to go through reinstatement processes.

It’s important to plan your CE strategically. Courses are available online, self-paced, or in live classroom settings, offering flexibility to fit your schedule. If you’re newly licensed after July 1, 2024, you’re exempt from these CE requirements for the 2025 term. However, keep in mind that CE credits do not roll over to the next cycle, and you cannot earn credits by retaking the same course within the same renewal period. TRENTON PA – Wire transfer fraud “can have a devastating effect on consumers and other parties involved in the financing of real estate transactions,” New Jersey Department of Banking and Insurance Commissioner Marlene Caride said during April 2018 in issuing a two-page bulletin on the topic.

Caride reminded “all licensees to be vigilant and diligent when handling or arranging wire transfer transactions.” She asked licensees to familiarize themselves with the bulletin and “exercise all reasonable care with such transactions.

TRENTON NJ – The New Jersey Real Estate Commission requires all brokers and salespersons to give a notice about the state’s housing discrimination laws to property owners who agree to have a licensee represent sale or rental listings of their holdings.

Copies of the notice were distributed for licensees’ use in August 2018 by the state Office of the Attorney General. An image of a portion of the notice appears below. A New Jersey Star-Ledger editorial published Sunday (June 25, 2018) cites continued global warming predictions as a concern for the real estate market along the Jersey shore. “If you have just acquired a 30-year mortgage for a beachfront property in Lavallette, Long Beach, Little Egg Harbor or a few dozen other New Jersey towns,” it wrote, “that house is likely to be underwater by the time you pay it off.”

Its intended meaning was literal, and not just a reference to home value. “Your seaside citadel is likely to be uninhabitable by 2045 because many waterfront communities along New Jersey’s 130 miles of coastline will require that you wade from your driveway to your front door,” the newspaper opinion added.

It quoted a Union of Concerned Scientists’ study which “determined that accelerating sea-level rise – driven primarily by climate change – will put more than 62,000 residential properties in (New Jersey) at risk of chronic flooding over the next 30 years, a collective loss cost of $26.8 billion.”

Only Florida will face more destruction, according to the scientists’ group.

The editorial suggested Americans “respect the science” and take greater interest in United States’ participation in international climate control agreements.

“Adaptation and shore replenishment will always be necessary,” the editorial concluded. “But if we continue to make bad choices – in lifestyle, energy options, and at the ballot box – we cannot be surprised if New Jersey’s treasured coastal real estate market washes away in our time.”

NEWTOWN SQUARE PA – More and more Pennsylvania real estate licensees are interested in obtaining their New Jersey real estate license.

Pennsylvania agents can do business in New Jersey, but they must be dual licensees; in other words, they must have a PA license and a New Jersey real estate license as well. Dual licensees must be supervised by a broker who also holds a license in PA and NJ.

The New Jersey State Real Estate Commission has demonstrated its willingness to issue New Jersey real estate licenses to Pennsylvania residents who want to work on both sides of the river. The Commission has very specific requirements, however, that must be met before licensure is granted. They’re explained on a page in the Polley website’s Learning and Resource Center, here.

To qualify, New Jersey requires Pennsylvania licensees to take a 15-hour broker course approved by the Pennsylvania State Real Estate Commission. (See Item 1 under the “Second Option” heading on the Learning and Resource Center page). Polley Associates regularly offers 15-hour broker courses that can be used for this purpose, available in both classrooms or via Livestream.

There are other requirements, too. And, yes, prospective New Jersey licensees must take a test; there is no reciprocity with Pennsylvania. Read the details on the page.

NEWTOWN SQUARE PA – Every two years, real estate licensees in Pennsylvania and New Jersey are required to complete continuing education in advance of renewing their licenses.

But the states have different deadlines. New Jersey renewals are due by April 30 of odd-numbered years (2017, for example). Pennsylvania renewals are due by May 31 of even-numbered years (like 2018).

They have different requirements, too. New Jersey law specifies its licensees must take 12 hours of education that includes at least 6 hours of core and ethics content. Pennsylvania demands 14 hours of education, with at least 3 hours of rules and regulations content. There are other minor variables as well.

So what do you do if you’re licensed in both states, like many agents living in the Philadelphia or Lehigh Valley areas? In the past, they had no choice but to take two separate sets of continuing education, one for each state, totaling 26 hours. Fortunately, that’s no longer the case.

Polley Associates is among the very few schools nationwide that offers dual-state continuing education for New Jersey and Pennsylvania. For classroom learners, Polley provides a new two-day course titled “The Ethical Agent.” For online learners, Polley presents a PA and NJ renewal package of four shorter courses that accomplish the same goal.

WASHINGTON DC – Several revisions have been made to the “frequently-asked questions” document about Fannie Mae’s Collateral Underwriter proprietary appraisal risk assessment application. It now includes new answers to questions of which certified appraisers should be aware, according to Polley Associates’ appraisal re-certification instructor Joe Summers.

The new content covers answers to:

  • How much geographic coverage does the application provide?;
  • How does the application handle new construction?;
  • How does it handle properties in rural locations?;
  • Will appraisers have access to the application?;
  • Will the use of the application as an appraisal review tool by Fannie Mae lenders result in more work for appraisers, who may be asked to make changes based on the CU feedback?; and
  • Will Fannie Mae purchase loans that receive high-risk scores and/or risk flags generated by the application?

Summers and other Polley instructors discuss the frequently-asked questions sheet, as well as the responsibilities of appraisers affected by Collateral Underwriter, during the school’s “Defensible Appraisal Practices” course. It currently is scheduled to be held May 14 and June 12 in Newtown Square PA; and April 30 and June 2 in Blue Bell PA.

TRENTON NJ – Real estate salesperson, broker-salesperson, and broker licensees in New Jersey can now renew their licenses online, the executive director of the state Real Estate Commission announced.

Executive Director Robert Kinniebrew noted the renewal cycle began April 1, and directed licensees to “go to the (commission’s) Real Estate Online Licensing Services Menu – found here – for all the information” licensees need, including the state’s 2015 Real Estate License Renewal Notification and all necessary links to its Online Services Login pages.

The commission is a division of the New Jersey Department of Banking and Insurance.

TRENTON NJ – New Jersey real estate brokers, broker-salespersons and salespersons whose licenses expired after July 1 (2011), and who are now interested in having them reinstated, are reminded by the state Real Estate Commission they will be required to complete two sets of continuing education before submitting a reinstatement application.

For those former NJ licensees, 12 hours of specific continuing education will be required for both the preceding license term (July 1, 2011 to June 30, 2013), as well as the current term (July 1, 2013 to June 30, 2015), according to the commission website. Reinstatement applications were being accepted as of Aug. 1 (2013).
