By asking these questions, you’ll be able to gather important information about the brokerage and make an informed decision about whether this is the right real estate position for you.

In addition to asking the right questions, it’s also important to do your own research on the broker and their company. Here are a few things you can do to prepare for your interview:

Are you dreaming of a career in real estate in Pennsylvania? Polley Associates School of Real Estate offers all the state required education you need to acquire your license.

Step 1: Meet the Basic Requirements

Before you embark on this journey, ensure you meet these foundational requirements:

  • Age: You must be at least 18 years old.
  • Education: A high school diploma or equivalent (GED) is necessary. However, if you have a Juris Doctor degree or a bachelor’s degree with a major in real estate, you might be exempt from some educational prerequisites.

Step 2: Complete Pre-Licensing Education with Polley Associates

Pennsylvania mandates a significant educational component:

  • Course Hours: You need to complete 75 hours of approved real estate education. This includes:
    • 30 hours of Real Estate Fundamentals
    • 45 hours of Real Estate Practice
  • Where to Study: You can take these courses with Polley Associates School of Real Estate in-person in a classroom, livestream on zoom or online.

Step 3: Pass the Pennsylvania Real Estate Exam

Once your coursework is complete, you’re ready for the exam:

  • **Exam Structure:** The exam consists of two parts:
    • A national section with 80 questions to be answered in 150 minutes.
    • A Pennsylvania-specific section with 40 questions to be answered in 60 minutes.
  • Passing Score: You need to score at least 75% on both sections.
  • Exam Provider: After you complete the required education with Polley Associates you will schedule with Pearson VUE who administers the exam. You can schedule your test online or by calling 833-551-0235. The fee is $49.

Step 4: Secure a Sponsoring Broker

In Pennsylvania, you must work under a licensed real estate broker:

  • Brokerage: Research and choose a brokerage that aligns with your career goals. Consider the reputation, support, and culture of the firm. 
  • Employment: You’ll need to be employed by or affiliated with a broker before applying for your license. They will sign off on your application as your sponsor.

Step 5: Apply for Your License

With your exam passed and sponsorship secured, you can now apply for your license:

  • Application: Use the Pennsylvania Licensing System (PALS) to submit your application. You’ll need:
    • Proof of completed education
    • Exam results
    • Criminal history check (within 90 days of application)
    • Broker’s sworn statement of employment
  • Fees: The initial fee is $107, which includes the license fee, application fee, and a contribution to the real estate recovery fund.
  • Processing Time: Typically, it takes about 7 to 10 business days for your license to be processed and issued.

NEWTOWN SQUARE PA – More and more Pennsylvania real estate licensees are interested in obtaining their New Jersey real estate license.

Pennsylvania agents can do business in New Jersey, but they must be dual licensees; in other words, they must have a PA license and a New Jersey real estate license as well. Dual licensees must be supervised by a broker who also holds a license in PA and NJ.

The New Jersey State Real Estate Commission has demonstrated its willingness to issue New Jersey real estate licenses to Pennsylvania residents who want to work on both sides of the river. The Commission has very specific requirements, however, that must be met before licensure is granted. They’re explained on a page in the Polley website’s Learning and Resource Center, here.

To qualify, New Jersey requires Pennsylvania licensees to take a 15-hour broker course approved by the Pennsylvania State Real Estate Commission. (See Item 1 under the “Second Option” heading on the Learning and Resource Center page). Polley Associates regularly offers 15-hour broker courses that can be used for this purpose, available in both classrooms or via Livestream.

There are other requirements, too. And, yes, prospective New Jersey licensees must take a test; there is no reciprocity with Pennsylvania. Read the details on the page.

CHERRY HILL NJ – Three items of good news:

  1. Homebuilders foresee a coming market in back-to-basics starter homes for Generation Y (ages 23-33) buyers, Daily Real Estate News reported in August (2013).
  2. Pending home sales contracts for August rose substantially year-over-year in Northern New Jersey counties, according to statistics recently cited by the New Jersey Real Estate Report blog.
  3. And Polley Associates has scheduled its latest 75-hour NJ real estate salesperson licensing course to start Oct. 19.

Are the three related? Well, no … and yes. It’s true there’s no real correlation between a home builder’s hope for growth with a new product, rising real estate sales during late summer in the state’s northern half, and Polley’s announcement of a new series of pre-licensing classes.

Yet there’s a positive vibe in all three. The fact that builders are working to encourage home ownership among even younger demographics says they’re thinking for the long term. The fact that the number of northern Jersey sales contracts are being signed by increases of between 5 and 44 percent indicates the short-term market is looking decidedly better too. And the fact that Polley is responding to sales license prospects who want more courses is, we suggest, equally good.
